How It’s Done

COMMERCIAL

1. Attend the pre-bid meeting
2. Invite subs to bid
3. Turn in bid with certifications
4. Attend owner/GC interview
5. Once awarded – start submittal process, write contracts, pre-construction meeting

RESIDENTIAL

1. Builder/Homeowner Interview– during this meeting, we would both interview each other to make sure we are a good fit. We would discuss schedule, duration of project and what would be required on both ends to make this run smoothly.
2. Start design phase (if necessary) – jump to Design below
3. Bid Plans – typically allow 2 weeks to put together an estimate
4. Meet to go over estimate
5. Offer any value engineering if necessary
6. Administrative stage once awarded
7. Start construction with kick-off meeting with subs – meeting with subs and superintendent, go over schedule to complete, hold weekly or bi-weekly owner on site meetings
8. Close out – warranty documents, GC punch list, owner punch list, final inspection, appraisals, surveys
